All real estate licensees, including property managers, are required to complete 12 hours of continuing education every year. Four of those hours must be from the Mandatory Topics list with the remaining 8 hours coming from either the Mandatory or Elective Topics lists. Up to six additional hours of education may be carried over to the next year as elective hours.

Montana Real Estate Continuing Education


The following courses are mandatory:

  • Course #03-136 - Types of Loans, Credit Report, Terminology
  • Course #03-137 - Lead sheet, loan application and loan matrix
  • Course #03-140 - Respa, Processing and Time Management

The following courses are approved for the elective Montana Real Estate Continuing Education:

  • Course #03-138 - Respa, Quality Control
  • Course #03-139 - Appraisals
  • Course #03-141 - Loan Submission, Title Insurance and Closing






Initial Montana Mortgage Broker or Loan Officer Certification

Any Loan Officer or Mortgage Broker can take the Mortgage Certification Test (at any time) and pass.





For mortgage brokers that have more than 3 years experience or have been a mortgage broker before December 31, 2002

  • You are exempt from the Montana Certification Test and all initial certification requirements.




  • If you pass the Montana Certification Test

    (If you fail this test, instructions are listed below. Please scroll down to view all pertinent information!)
    • Pass the Montana Certification Test with 80% or better for SD or 75% (or more) correct. (see the link on the right)
    • * To print the Montana Approved Proctor List, click here

    • We will mail a signed, original certificate in the mail.
    • ** For loan officers that have less than 6 months experience:
      • You will receive your certificate of completion. However, you will need to document 6 months of experience to receive your license.




    If you fail the Montana Certification Test

    • You must take either the Montana Conventional Course or the Montana FHA Course and pass the final exam with a 80% or better for SD or 75% or higher score





    Required Yearly Montana Mortgage Broker or Loan Officer Continuing Education


    All mortgage brokers and loan officers are required to pass a 12 hour continuing education class by May 31. Your License will expire by June 30.
